Appraisal - How they effect your loan
An appraisal determines your Loan to Value which is how much you borrow divided by how much your home is worth. An example is if you borrow $120,000 and your home is worth $150,000 then your Loan to Value is 80%. The lower the Loan to Value the less risk you are to the lender and better the terms you will qualify for.
There are several different types of appraisals that you can get but the lender set the requirements on what type of appraisal is needed. The more indepth the appraisal the more the appraisal will cost.
